We worked with Nicole on two separate transactions and had an equally superb experience with both. We feel so very, very fortunate to have had Nicole Ryskamp steward us in not one, but two, real estate purchases. Our latest acquisition closed almost one month ago, and I’ve taken some time to write this review because Nicole’s skills deserve much more than a simple thumb’s-up, 5 stars, and 10-out-of-10 rating, all of which she clearly deserves. I wanted to give it much thought and care to not miss any of the many ways Nicole impressed us. I want everyone at Michael Saunders to know how very lucky they are to have Nicole on their team and also everyone in Lakewood Ranch to know what an amazing ambassador and community champion they have in Nicole.

In the first purchase, the property was not on the market and so securing a sale was a longshot, at best. However, equipped with Nicole’s wide-ranging knowledge of the neighborhood and comps, and aided by her astute guidance, we crafted the perfect offer, which the seller accepted immediately. We wanted to build a home on this property and Nicole’s services continued after the sale, helping us navigate the intricacies of interviewing builders. She attended design meetings with us as we customized our floor plans, offering her widespread knowledge of trends and providing advice on choosing smart and desirable design elements that would be sure to add value for resale so we invest our money wisely. In the end because of timing, we decided not to build, and Nicole then represented us in the purchase of an existing home, finding the needle in a haystack in our price point and neighborhood of choice. With her all-encompassing knowledge of real estate law combined with her sales expertise, she prepared an offer type and price that was fair to the sellers, but also positioned us to have the most flexibility and protection.

I call Nicole the most well-connected lady in Lakewood Ranch because she has an entourage of excellent trades on speed dial, e.g., home inspectors, landscapers, contractors, kitchen designers, pool maintenance, landscape lighting, pest control, even interior designers. Anything/anyone we needed, Nicole always had someone at the ready. She even pulled a handyman out of a hat late in the day of the final walk-through when the owners unexpectedly left behind two large banks of storage cabinets bolted down in the garage. Postponing the cabinets’ removal would have set off a chain reaction of delays to the numerous trades scheduled to start remodeling the house the following morning. However, with one phone call, Nicole saved the sale, our sanity and kept our renovation schedule on track.

Prior to the sale closing, on the day of the home inspection, she marshalled us with the support of a whole-house army dissecting every aspect of the home—inside and out. That day Nicole made sure we had the very best home inspector, general contractor, landscape designer, irrigation specialist and kitchen designer pouring over every inch of the house and property to furnish us with a complete and comprehensive assessment of the home so we would confidently finalize the sale and with no bad surprises on the other side. In both transactions, Nicole analyzed every element, never missing a thing. Nothing escaped her scrutiny; every “I” was dotted, every “T,” crossed so we avoided pitfalls which surely would have cost us money absent her keeping careful watch over our interests.

It has been an absolute pleasure partnering with Nicole, as that is what she has been—not just a representative, but our partner. She has been so incredibly responsive, always available whenever we needed her assistance, never making us feel like we were interrupting her even during off/odd hours. We’ve worked with many realtors, and Nicole’s professionalism and communication exemplify the epitome of service. She’s welcomed and indoctrinated us into the community by kindly and generously

introducing us to community members and opened doors for philanthropic opportunities we love supporting, so we can make new friends and start putting down meaning and lasting roots in Lakewood Ranch.
